Minimum EPC Rating for Landlords Back on the Table

Miatta Fahnbulleh, the Under Secretary for Energy Security and Net Zero has confirmed that the government will enforce a requirement for rental properties to achieve at least a C grade on their Energy Performance Certificate (EPC) by 2030.

When asked about this in parliament, Fahnbulleh stated that the government is dedicated to reducing the number of households in fuel poverty across England. She said that by requiring landlords to meet the minimum EPC C standard by 2030, they aim to create warmer, healthier homes for renters, which will help lower energy bills and lift families out of fuel poverty.

Labour government moving forward with EPC policy

Previously, the Conservative government had delayed implementing this requirement, citing concerns about the financial burden on landlords, particularly those with older Victorian properties. However, the Labour government is reportedly considering moving forward with the policy without the previous £10,000 cost cap. Senior Conservative MP Bob Blackman has voiced concerns, stating that many rental properties may not be physically capable of being upgraded to meet these standards.

Advice to landlords

We advise all our landlords to revisit their EPCs and begin planning for any necessary improvements. While the previous government chose to delay the EPC C standard due to cost concerns, it was only a matter of time before this issue became a priority again. With the growing need for energy-efficient homes, the push to improve rental property standards was inevitable. Landlords should take advantage of the time available now to prepare for these upcoming changes.
