New Rental Property Register: What Landlords Need to Know
Posted by Hannah Leigh
The Government has confirmed that a new "Register Your Rental Property" service will be introduced across England from 15 December 2026 as part of the ongoing implementation of the Renters Rights Act. The scheme will require landlords of occupied rental properties to register both themselves and their properties, with an annual registration fee of £65 per property.
When Will It Apply?
The scheme is being introduced region by region, with the West Midlands being first to go live. For landlords with properties in the East Midlands, registration will open on 15 February 2027 and must be completed by 14 May 2027.
Importantly, registration deadlines are based on the property location, not where the landlord lives. So, if you have a property in Nottingham but live elsewhere, the East Midlands dates apply.
What Information Will Be Required?
Landlords will need to provide:
- Their contact details
- Property address
- Number of bedrooms and occupants
- Current rent being achieved
- Valid Gas Safety Certificate
- EICR
- EPC
Who Is Responsible?
The responsibility for registering lies with the landlord. Letting agents may be able to assist with certain aspects of the process, but landlords remain ultimately accountable for ensuring registrations are completed on time. We are awaiting further guidance on whether agents will be able to assist with the registration process, and to what extent.
What Happens If You Don't Register?
Once regional deadlines have passed, local authorities will have powers to take enforcement action against landlords who have not complied, including issuing financial penalties.
What Should You Do Now?
At this stage, there is no immediate action required. Whilst this is an important change for landlords, there is still a significant lead-in period before East Midlands properties need to be registered. For most Nottingham landlords, this will simply be an administration exercise, as the requirements of the local licensing schemes mean that they will have all the details required already.
Our advice is simply to ensure your compliance documents remain up to date (Comfort Landlords can access these via their Street app) and be prepared for further guidance as it is released.
We will continue to monitor developments and provide updates as more information becomes available, including any practical steps landlords need to take. For now, there is plenty of time to prepare, and we'll make sure you have the information you need well before any registration deadline approaches.
Stay up to date!
